This 19.23 acre (+/-) vineyard has 11 acres (+/-) acres planted in chardonnay. Located in district 1 Mendocino appellation, the vineyard is divided into two blocks. Block one was planted in 1998 and consists of 4 1/2 acres of rootstock 101-14 clone 4. The second block, located on the south side of the property, was planted in 2003 and consists of 6 ½ acres planted in rootstock 420A clone 4…both blocks being planted in phylloxera-resistant rootstocks.

The vineyard is under contract with Clos Du Bois Winery through 2010. Contract details are available upon request. The vineyard is currently owned and operated by a vineyard property management company. Maintenance includes, but is not limited to, cultivating, mowing, dusting, leafing, spraying, pruning, and harvesting. Including all equipment, labor, and materials, this service costs about 3200.00 per acre/ per year. Last year the vineyard produced 63.9 tons @ 900.00 per ton.  This resulted in a gross income of 57,510.00. The ’07 vintage was up from 49.32 tons in ’06. Zoning on the parcel is RL160 with FP combined. That’s Rangeland with Flood Plain combined. This zoning does allow one residential unit on the property. The Mendocino Planning Dept. would require a civil engineer to determine the BFE (Base Flood Elevation) and sign off that it is buildable. The parcel is located in a floodplain, an area inundated by 100 year floods but not the more severe Flood Way designation.

This idyllic and profitable vineyard was on the market recently for 580,000. The owner has just listed the ‘Black Cat Vineyard’ at a very reasonable 450,000. Better hurry! Come check it out and live what others only dream of!
